Riverbend on the Frio Pet Agreement & Assumption of Risk

Allowing pets in our indoor units is currently being offered on a trial basis. We reserve the right to revoke this privilege at any time, for any reason.

By signing below, I agree to the following terms and conditions regarding my pet’s stay at Riverbend on the Frio, LLC, d/b/a Riverbend on Frio (“Riverbend”).

1. Pet Authorization & Fees:

  • Pets are only allowed in designated units or sites where all pet fees have been paid in full.
  • There will be a fee of $150 per pet, per day, if your pet enters a unit not designated for pets, in violation of Riverbend’s policies.

2. Management Discretion:

  • Riverbend reserves the right to refuse or remove any pet from the premises at its sole discretion. This includes, but is not limited to, pets that are sick, in heat, aggressive, dangerous, require muzzling, or display disruptive behavior (e.g., biting, excessive barking).

3. Leashing & Supervision:

  • Pets must be kept on a leash and under your direct supervision at all times, except when swimming in Riverbend’s Designated Pet Swimming Area.
  • Pets may not be left unattended at any time, and you will ensure they do not disturb other guests with noise or any other disruptions.

4. Bedding & Linens:

  • Riverbend does not provide bedding or linens for units where pets are staying.

5. Health & Vaccinations:

  • You must confirm that your pet is up to date on all vaccinations, including rabies and distemper, and is on current flea prevention medication.

6. Disturbances & Complaints:

  • If your pet causes disturbances that result in complaints from other guests or Riverbend staff, you will immediately make arrangements to house my pet elsewhere, outside of Riverbend.
  • If you fail to do so, you may be asked to leave the property without a refund.

7. Assumption of Risk & Release:

  • Allowing pets at Riverbend is a privilege, not a right. This privilege is contingent upon adherence to all rules and policies in effect during stay.
  • Owners have full responsibility for any risks, injuries, damages, or other harm that may occur as a result of my pet’s presence at Riverbend.
  • Riverbend, its owners, agents, parent companies, members, managers, directors, officers, and employees are released from any and all claims or liabilities arising from your pet’s presence, whether caused by my actions, my pet’s actions, or any other reason.

8. Fees & Deposits:

  • A pet fee of $25 per pet, with a maximum of 2 pets per reservation is required.
  • Upon arrival, you will provide a refundable deposit of $300 and a $50 cleaning fee per room where a pet will be staying.

By signing below, I acknowledge that I have read, understood, and agree to abide by the terms and conditions outlined in this agreement.
